Conservative floor
Amortized estimate
After a deed pull, Conservative floor nets value against each loan's recorded original principal (no paydown credit); Amortized estimate instead estimates the balance today on a 30-yr schedule at the origination-year rate (Freddie Mac).
Caveats An estimate, not a payoff quote : the real note rate and term aren't recorded, and interest-only / balloon / HELOC loans don't amortize this way (a HELOC's recorded amount is its credit-line max, not the drawn balance). Floor is the safer number; amortized is the more realistic one.
Default underwriting assumptions Your starting rents per bedroom + owner-paid utilities
Your own starting numbers — they seed underwriting (the rent anchor + the buy-box money criteria read them); override per parcel.
How they're used The underwriter seeds from your default rents (trusted above RentCast, which reads as a post-rehab high-end), falling back to the HUD SAFMR floor for any bedroom you haven't set. Utilities default to St. Louis flat rates and apply to multifamily only (single-family = tenant-paid); set $0 if tenants pay.

Sets the cap rate behind the income-approach value shown on 5+ unit (commercial multifamily) parcels — value = stabilized NOI ÷ this cap rate, floored by comparable sales. It's keyed on block grade (1 = healthiest … 5 = most distressed); St. Louis City workforce stock trades well above the institutional ~5.6%, so the defaults run 6.5–12.5%. Each field below explains itself.

Tunes the A–F rent-confidence grade + band on the Underwrite rent anchor. There's no market-rent comp feed for STL, so confidence tops out at "model + HUD SAFMR agree, bed/bath known" — never comped. Each field below explains itself.

Neighborhood class Weights for the A–F area-quality grade & choropleth
Grades every parcel's area A–F — a read distinct from the lead score (seller motivation): area quality, not the owner. It blends census-tract income , the crime & block distress grades, and tract vacancy , with a light amenity nudge, calibrated to the St. Louis distribution. Set how much each input counts below; it's display-only — out of the lead score. The map chip "Neighborhood class" paints the green→red choropleth. Each field explains itself.

Property class Weights for the A–F building-quality grade & choropleth
Grades every residential building A–F — the property half of "class", distinct from the area-quality Neighborhood class (vacant lots & commercial parcels aren't graded). An honest proxy : St. Louis has no condition feed, so every building starts at a neutral C and age never penalizes it (the City's stock is nearly all old). Public distress moves it down (board-up , vacant registry , demo , 311 , stale inspection , value gap); positive evidence moves it up (new construction , recent rehab , abatement ). Set how much each signal counts below; it's display-only — out of the lead score. The map chip "Property class" paints the green→red choropleth. Each field explains itself.
